The location of the site on the corner of Bourke and Queen Streets provides a rare opportunity for a grand architectural expression, combined with a prestigious Bourke Street address, ideal for a commercial tower.
The studio produced a feasibility study for this high profile site in the heart of Melbourne's CBD. Our reverse brief to the client included 37,000m² of office space over 28 storeys on a 1,500m² footprint, maximising retail space and providing linkage from Queen street to McKillop Street.
The proposed conceptual massing will include four elements; a low-rise 40 metre 'street wall' adjoining the neighbouring 11-storey commercial property; public space, on the corner of Queen and Bourke Streets, allowing the commercial lobby more prominence and enhancing the bustling streetscape; a lower ground retail mall connecting the building back to McKillop Street and; an iconic, 'floating tower' rising shear on Queen Street.
