The main building entry on Moray Street which services the office levels is defined by a dynamic double height space and flanked by cafe and retail tenancies. Internally, a full height atrium allows natural light to enter the heart of the building and filter down to lobby level, where vertical gardens and informal seating areas offer a unique breakout space for the buildings occupants.

Environmental Sustainability is a key feature of the development. With the building designed to achieve a 4.5 star NABERS rating, and the capacity to achieve a 5 star Green Star rating if required.

The office floor plates are designed with inbuilt flexibility, and can be configured at accommodate small and large tenancies, with the largest single floor plate being approximately 3300m2. Each floor also has the potential for internal linkage, combining multiple floors into the one tenancy.

Externally a highly articulated screen, which also functions as a protective sun shading device, wraps around all four sides of the building, creating a sense of unity and flow between the facades. A second facade language, consisting of a glazed curtain wall system, contrasts with the detail of the screen. Each floor has its own unique dynamic as the external fabric of the building shifts and changes, framing views and filtering light. Office floor plates are also designed to maximise natural light, with over 80% of each floor plate being within 8m of the glass line.

The external building materials have been selected for longevity and timelessness. Lustrous metal blades form the feature screen, while a high performance glass curtain wall system will wrap behind. At ground level the retail and cafe tenancies will have full height clear glazing, which will be shaded by a dynamically folding concrete canopy. While the main building lobby will be defined by a double height concrete feature and landscaping.

The architectural solution seeks to create a uniquely sculptural building, one which is contemporary but timeless, a landmark development for South Melbourne.
