The Base
The building is being designed to attain a 5 Star Green Star rating, taking advantage of natural light and expansive views contained within a highly insulated glazed and panellised envelope.
Taking advantage of an existing, three-level basement excavation, The Base links physically and visually with the adjacent Rocket basement to the west and significant lakefront bike and walkways to the east. The striking built form creates a gateway between the rapidly expanding town centre and commercial precincts.
A simple material palette, including floor-to-ceiling glass, crisp white CFC panels and bold yellow features - including cantilever balconies and entry awnings – results in a modern office building that responds to its constrained site and nearby competing office developments.
Floor plates have been laid out to maximise exposure to north-east ocean views and minimise interruption from internal columns. Flexible service arrangements allow the building to be configured into a series of 150m2 or 1,500m2, whole floor tenancies around the central core, without any significant loss to floor plate efficiency.
